The Role
Position Overview: The Project Manager is responsible for the successful execution of multifamily residential and mixed-use construction projects. This role involves setting project budgets, creating and maintaining construction schedules, assembling and managing field staff, and ensuring the overall success of projects. The Project Manager will establish expectations and collaborate with various stakeholders to achieve project objectives related to schedule, budget, safety, and quality.
Essential Job Functions:
General Management:
- Project Oversight: Manage all aspects of the project lifecycle, including initiation, planning, execution, control, and closure.
- Execution Management: Oversee the execution of projects, focusing on industry-standard processes for construction project management, including budget, schedule, and quality control.
- Risk Management: Identify and manage risks associated with project execution and develop strategies to mitigate operational risks.
- Budget Preparation: Participate in preparing Class I, II, and III budgets for construction, including hard costs, schedules, and pricing estimates.
- Subcontractor Management: Prepare bid packages, review and analyze bids, negotiate and award subcontracts, and manage project budgets and change orders.
- Plan Review: Collaborate with consultants and development teams to review construction plans, drawings, and submittals.
- Permitting and Approvals: Assist in acquiring necessary permits and approvals, including coordination with local jurisdictions.
- Reporting: Contribute to the preparation of construction-related sections of monthly reports, including Development Community Reports and Development Right Updates.
- Issue Resolution: Identify root causes of job site issues such as hazards, delays, and poor quality, and develop solutions to mitigate future risks.
- Project Closeout: Ensure all closeout documents are complete and properly filed, including Certificates of Occupancy and As-Built Drawings.
- Safety Compliance: Enforce safe work practices in accordance with municipal, state, and federal regulations, ensuring compliance with safety and health programs.
Planning and Scheduling:
- Project Planning: Define detailed project implementation and deployment plans, establishing milestones and completion dates.
- Documentation: Maintain accurate project documentation, including budgets, forecasts, change orders, vendor analyses, and progress updates.
- Schedule Management: Use project management tools to set and manage schedules, identify and remove obstacles, track task completion, and communicate progress.
- Field Status Tracking: Monitor field status and progress, collaborating with the Superintendent to address field issues through regular site visits.
- Schedule Maintenance: Maintain construction schedules with the Superintendent, ensuring projects stay on track and within budget.
Relationship Management:
- Team Leadership: Lead and motivate project teams to complete work safely, within the established schedule, and according to project parameters.
- Stakeholder Relations: Build and maintain strong relationships with associates, architects, inspectors, subcontractors, site neighbors, suppliers, and municipalities.
- Negotiation: Develop and establish commitments from project stakeholders through negotiation and collaboration.
- Associate Development: Empower and engage team members, providing feedback, coaching, and support to drive business outcomes.
- Asset Team Collaboration: Work closely with the Asset Team, attending meetings and ensuring alignment on project objectives.
- Safety Training: Ensure all associates receive proper safety training and comply with safety regulations.
Non-Essential Functions:
- Manage procurement of materials and equipment as needed.
- Prepare cost data and other related tasks as assigned by the supervisor.
Minimum Qualifications:
Education:
- Bachelor’s degree preferred, with emphasis in Engineering, Architecture, Construction Management, or Business.
Certification or Licensures:
- Valid driver’s license and automobile insurance, as applicable.
- Certifications such as CPR/First Aid, OSHA 30, Superintendent/Site Safety Manager license, and PMP certification are recommended.
Experience:
- 7+ years of experience managing residential, commercial, or hospitality construction projects, with knowledge in all construction disciplines and phases. Experience with design, project cost accounting, and field management is preferred.
Knowledge, Skills, and Abilities:
- Strong leadership skills with the ability to plan, prioritize, organize, and manage workloads effectively.
- Excellent interpersonal skills, with the ability to work with diverse personalities, communicate clearly, and multitask under pressure.
- Proficiency in Microsoft Office, Microsoft Project, Unifier (I-BEAM), Textura, Procore, SRC, Clarity, Bluebeam, and AutoCAD (preferred).
- Knowledge of applicable building codes, local jurisdiction policies, and OSHA guidelines.
- Strong analytical and problem-solving skills.
- Proficiency in English with strong written and verbal communication skills.
- Basic arithmetic and geometric skills for blueprint and floor plan analysis.
- Comprehensive business knowledge, including negotiation skills, business acumen, and contract law understanding.
Physical Demands:
- Ability to stand, walk, stoop, kneel, crouch, crawl, and climb frequently.
Working Environment:
- Suitable office space provided.
- Occasional evening or weekend work may be required.
- Exposure to hazardous conditions may occur, requiring personal protective equipment and compliance with safety regulations.
- Conditions may include physical discomfort due to temperature, dust, and noise.
