The Role
The Director of Capital Planning and Analysis is responsible for leading and directing all aspects of capital project planning and execution across the Northwest region. This role ensures strategic alignment to drive efficiency, enhance quality, and optimize capital expenditures and returns. The Director will manage and mentor the Capital Projects Management team in the Northwest, fostering a culture of innovation, collaboration, and excellence.
Essential Job Functions:
Leadership and Team Management
Oversee the Capital Projects Management team across the Northwest region.
Responsible for hiring, training, mentoring, and providing strategic direction and vision for team members.
Foster a high-performing, collaborative team environment.
Cross-Departmental Collaboration
Partner with Asset Management, Investments, Design, Residential Services, and Engineering to create scopes of work, design plans, budgets, underwriting, and project schedules.
Drive due diligence and project feasibility for accessory dwelling units (ADUs), apartment renovations, common area enhancements, solar installations, and other revenue-generating projects.
Support entitlement and permitting processes.
Project Implementation Oversight
Lead the execution of the capital projects pipeline, ensuring all projects are planned, approved, and completed on time and within budget.
Maintain quality standards and achieve company goals.
Process Evaluation and Policy Implementation
Assess project planning, execution, and operational challenges, refining policies and practices to enhance efficiency and optimize budget, schedule, and quality.
Stay current on Company Construction & Design standards, jurisdictional requirements, and reporting practices to mitigate project risks.
Investment and Reporting
Prepare investment proposals and recurring progress reports for partners and executives, providing updates on the status and outcomes of regional capital projects.
Minimum Qualifications:
Education:
Bachelor’s degree in accounting, finance, business, economics, real estate, or architecture required.
MBA or Master’s degree in Real Estate or related field preferred.
Experience:
At least 10 years in a senior project management role.
Must have multi-family or attached residential experience.
Knowledge, Skills, and Abilities:
Strong leadership and team motivation skills.
Proven ability to manage multiple projects from concept through completion.
Capable of guiding diverse internal and external teams, including third-party consultants and internal associates.
Self-starter with experience handling a dynamic project pipeline.
Ability to work independently and manage projects of varying complexity.
Effective communication and collaboration skills across varied teams.
Financial acumen to understand, analyze, and report on capital program performance.
Excellent written and verbal communication and analytical skills.
Decision-making capabilities under uncertain conditions.
Proven track record in hiring, managing, and developing top talent.
