The Role
The General Superintendent provides strategic leadership and technical expertise for multiple large-scale construction projects. This role ensures operational excellence in safety, quality, scheduling, and cost management while fostering a culture of collaboration and continuous improvement. The General Superintendent partners with regional leadership, project teams, and subcontractors to deliver projects on time, within budget, and to AvalonBay’s quality standards.
Key Responsibilities:
Strategic Leadership & Business Acumen
Apply deep knowledge of AvalonBay’s business model, industry trends, and competitive landscape
Influence early design and site selection decisions to optimize constructability and cost
Anticipate future challenges and develop breakthrough strategies for project execution
Construction Management
Provide expert guidance during preconstruction on site logistics, sequencing, and risk mitigation
Review scopes of work, bid leveling, and subcontractor selection for completeness and compliance
Build and maintain relationships with Authorities Having Jurisdiction (AHJs) and utility companies
Schedule Management
Oversee workforce planning and superintendent assignments to align with project needs and development goals
Identify opportunities to accelerate schedules and mitigate risks
Safety Leadership
Collaborate with Safety teams to embed a strong safety culture across all job sites
Enforce compliance and recommend corrective actions for subcontractor non-compliance
Quality Assurance
Review construction drawings for completeness and constructability
Resolve significant workmanship and installation issues promptly
Ensure consultant reports are addressed and quality standards are met
Budget & Cost Control
Understand and manage all phases of budgeting and cost implications
Identify and mitigate project risks to maintain profitability and schedule integrity
Qualifications
Bachelor’s degree in Construction Management, Engineering, or related field (preferred)
15+ years of progressive experience in construction management, including leadership of large-scale projects
Proven ability to manage complex projects and lead cross-functional teams
Strong knowledge of building codes, safety regulations, and industry best practices
Excellent communication, negotiation, and organizational skills
