The Role
Summary of Job Description
The Manager, Capital Projects Group oversees and is responsible for leading the planning, due diligence, scoping, design, underwriting, execution, and reporting of capital projects across the region. This role will develop scopes of work, budgets, and execution plans that align with business objectives set by Asset Management. They will lead cross-functional Asset Teams to execute on those business objectives and provide reporting on progress for all assigned projects in the region.
Essential Job Functions
Partners with Asset Management, Investments, Design, Residential Services, and Engineering to develop scopes of work, design drawings, budgets, underwriting, execution schedules, and logistical plans for projects within the region; pursues entitlements and permits as required; and prepares written investment packages.
Assists in 30% due diligence efforts and project feasibility for ADUs, apartment renovations, common area renovations, and other revenue generating capital projects as assigned.
Oversees the implementation of capital plans identified by Asset Management, Investments, Residential Services, and Retail by moderating Asset Team Meetings. Is responsible for setting meeting agendas, managing meeting minutes, tracking project milestones, issue identification and resolution with the overall objective of ensuring capital projects are planned, approved, and executed within the designated timeline and budget, and that quality and company goals are achieved. 30%
Provides monthly analysis and reporting of results and project status to partners and executives. 20%
Manages capital budgets, spending, and planning schedule, identifying spending trends, adherence to company guidance, and opportunities to reduce costs and improve efficiencies. 15%
Maintains knowledge of Company Construction & Design standards, local and state jurisdictional requirements relevant to our projects, and internal documentation requirements, contract requirements, and reporting standards and ensures projects confine to these standards

Minimum Qualifications
Education:
Bachelor’s degree required with concentration in accounting, finance, business, economics, real estate, or architecture.
Master’s degree preferred.
Certification or Licensures:
None required.
Experience:
5+ years of asset management,development, or investments experience, with 2-3 of those years in a lead project management role.
Multi-family or attached residential experience required.
Knowledge, Skills and Abilities:
Demonstrates strong leadership skills including the ability to lead Asset Teams for assigned projects.
Motivates members of internal and external teams through influence and collaboration.
Demonstrated ability to shepherd multiple capital projects through the entire process, from concept to turnover to Residential Services (Property Management), while communicating with and managing a diverse group of team members to reach the
desired goals/timelines, including both third party consultants (i.e., designers, architects, and engineers) and internal AVB associates.
Is a self-starter and demonstrates the ability to work on a dynamic pipeline with a variety of projects in various stages of the project timeline Works independently on projects with varying degrees of complexity.
Ability to understand and report on financial performance of capital programs.
Strong written and verbal communication and analytical skills Makes decisions and evaluates situations with imperfect information.

Training:
Satisfactory completion of AVB’s new hire orientation within 30 days of employment or the first training session offered after employment.
Satisfactory completion of AVB’s Management Essentials and Performance Evaluation within 9 months of employment in the position. Training must commence within 6 months of employment in the position.
Any other applicable training assigned by the manager.
