The Role

The Manager / Senior Manager - Capital Projects Group, leads the planning and execution of capital projects across the region—from early diligence and scoping through design, underwriting, construction, and close‑out. This role partners closely with Asset Management and cross‑functional teams to deliver projects that meet business objectives, stay on budget, and are executed on time and to company standards.

This is a highly cross‑functional role requiring strong project leadership, financial acumen, and the ability to manage multiple projects at different stages simultaneously.

What You’ll Do

Project Planning & Due Diligence

  • Partner with Asset Management, Investments, Design, Residential Services, Engineering, Construction and other stakeholders to develop scopes of work, budgets, schedules, and execution plans

  • Support underwriting, feasibility analysis, and due diligence for capital projects including apartment renovations, common area upgrades, ADUs, and other revenue‑generating initiatives

  • Manage permitting, and preparation of written investment packages as needed

Project Execution & Team Leadership

  • Lead Asset Teams to execute approved capital plans

  • Facilitate Asset Team meetings by setting agendas, managing minutes, tracking milestones, and identifying and resolving issues

  • Ensure projects are planned, approved, and executed in line with timelines, budgets, quality standards, and business goals

Reporting & Performance Tracking

  • Provide regular reporting to partners and executives on project status, risks, and results

  • Translate progress and financial performance into clear, actionable updates

Budget & Cost Management

  • Manage capital budgets and project spending

  • Monitor trends, adherence to company guidance, and identify opportunities for cost savings and efficiency improvements

Standards & Compliance

  • Maintain working knowledge of company construction and design standards, internal documentation requirements, contract standards, and applicable local and state regulations

  • Ensure all projects comply with company and jurisdictional requirements

What We’re Looking For

Required Qualifications

  • Bachelor’s degree in accounting, finance, business, economics, real estate, architecture, construction or a related field

  • 5+ years of experience in asset management, development, or investments

  • 2–3 years in a lead project management role

  • Multifamily or attached residential experience

Preferred

  • Master’s degree in Real Estate, Business, Architecture, Engineering, or a related field

Skills & Capabilities

  • Proven ability to lead cross‑functional teams and influence without authority

  • Strong project management skills with experience guiding projects from concept through turnover to property management

  • Comfortable managing multiple projects in different phases simultaneously

  • Financially savvy, with experience preparing pro formas, analyzing results, and identifying performance drivers

  • Strong written, verbal, and analytical communication skills

  • Self‑starter who works effectively in a fast‑moving, dynamic environment
