The Role
Summary of Job Description
The Project Superintendent provides direction and oversight of all jobsite construction requirements associated with multi-family residential and mixed-use projects. The Project Superintendent establishes expectations and collaborates with a variety of parties to ensure project schedule, budget, safety and quality objectives are attained. This level is generally managing projects of $50 million to $100 million in size.
Key Responsibilities
Partners with the Project Manager to determine scheduling, preconstruction responsibilities, jobsite set up and manage change orders.
Provides general direction and oversight to the safe performance of work that meets required quality standards and the established time and scope in the project plan.
Identifies root cause of hazards, delays, poor quality, and other jobsite issues. Develops solutions and plans that mitigate future risk to the project.
Assesses and addresses performance issues with subcontractors.
Acts as a Quality Control Manager.
Planning and Scheduling
Develops the site plan including; public safety measures; site security; truck routing (inbound and outbound); crane selection and location and hoist selection and location when applicable; plans and develops logistics for and overall personnel and material movement within the site.
Develops and maintains labor projections including field supervision. Identifies labor and skills required and participate in the selection and staffing of jobsite roles and responsibilities.
Establishes and maintains regularly scheduled daily and weekly project team meetings as appropriate.
Sets the construction schedule and provides updates based on start, end and milestone dates.
Schedules and coordinates subcontractors and owners. Works with site contractor on a daily basis and follow up with scheduling, request for information (RFIs), scope, etc as needed.
Relationship Management
Leads and motivates members of the project team to compete all phases of work within the schedule and parameters established.
Builds and maintains strong relationships with associates, architects, inspectors, subcontractors, site neighbors, municipalities and suppliers.
Negotiates, develops and establishes commitments from others on the project.
Empowers, engages and develops associates to meet business outcomes. Provides feedback, coaching and support to drive achievement.
Minimum Qualifications:
Education:
High school diploma or equivalent required.
Construction-related courses from a vocational or technical school preferred.
Experience:
At least 10 years of experience supervising residential construction projects/activities directly with moderate knowledge related to all disciplines and phases of construction.
Knowledge, Skills and Abilities:
Exhibits excellent planning and project management skills
Demonstrates ability to prioritize and lead others
Possesses strong interpersonal skills with a diverse range of personalities and abilities
Demonstrates analytical skills, problem solving abilities
Understands all aspects of the plans documentation package
Exhibits familiarity with applicable building codes and local jurisdiction policies and procedures
Demonstrates clear and concise written and verbal communications.
Demonstrates computer literacy; Ability to frequently operate Microsoft Office applications to perform functions such as word processing, scheduling, spreadsheets and presentations.
Performs intermediate mathematic skills, both arithmetic and geometric in order to convert measurement when reviewing blueprints and floor plans.
Possesses technical background in major components of the building; civil engineering, infrastructure, concrete, framing, and structural design
Acts as a motivated, resourceful and innovative team player and work autonomously and ask for support when needed.
Displays exceptional organizational skills.
Manages workloads and maintains composure under pressure
