The Role
Oversees and directs all aspect of the portfolio’s property operations and maintenance activities through leadership, financial management, and operational goal management to ensure the overall success of the portfolio. Including the establishment of portfolio strategies, associate management, training, financial budget planning and performance, customer service, and vendor relations to maximize revenue, control expenses, and improve customer satisfaction in support of AvalonBay’s business goals.

Minimum Qualifications:
Education:
- Bachelor’s degree required plus six years of progressive management responsibility in property management, hospitality management, or retail industry OR the equivalent of 10 years of progressive management responsibility.
Certification or Licensures:
- Valid driver’s license and automobile insurance.
- Certification in systems such as boilers, HVAC, Chillers, Cooling Towers, fire, steam, electrical, and plumbing consistent with the specific needs of the portfolio of communities to be managed required.
- Other licenses and certifications as required by state or local jurisdictions.
Experience:
- Minimum of five years’ experience leading and managing teams.
- Experience in multi-family housing management preferred.
- Experience in assisting in the underwriting process in support of new developments, redevelopments and acquisitions.
Knowledge, Skills and Abilities:
- Knowledge of concepts and processes to deliver an exceptional customer experience.
- Performs basic arithmetic skills (measurement, addition, subtraction, multiplication, and division) to do basic calculations and analyses such as estimating, determining averages and percentages, and calculating totals as outlined under the Business Math Policy (8-01) in the AvalonBay Procedures Manual.
- Frequently operates general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine, and postage machine.
- Exhibits ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.).
- Occasionally operates motorized vehicles such as, but not limited to, a car, truck, van, or golf cart.
- Knowledge of Microsoft Office applications such as word processing, spreadsheets, and presentations.
- Knowledge of government regulations and laws pertaining to real estate and multi-family housing.
- Demonstrates an understanding of managing financial resources to get work done and to account for expenditures.
- Excellent time management skills.
- Demonstrates an understanding of real estate operations and maintenance needs.
