The Role
As the Director of Asset Management, you will support regional Asset Management leadership in preparing long-term investment plans, managing financial modeling, mitigating risk, and executing asset-specific strategies. You will collaborate with internal teams—including Property Operations, Construction, Investments, Market Research, and Corporate Finance—to identify and implement innovative ways to maximize asset value and performance.
Key Responsibilities:
Asset Management & Value Creation:
Oversee asset management activities for a portfolio of multifamily communities owned by AvalonBay and joint venture investors.
Identify NOI-enhancing opportunities such as amenity monetization, revenue generation, and parking asset optimization.
Analyze market data and asset performance to develop strategic value-add initiatives.
Oversee capital investment programs, including feasibility analysis and execution.
Collaborate cross-functionally to define key performance indicators (KPIs) and track portfolio performance against competitors and market trends.
Manage assets with complex ownership structures, including HOA-related matters.
Asset Investment & Long-Term Planning:
Develop and maintain 10-year cash flow projections for strategic asset planning.
Coordinate CapEx planning with Operations, Engineering, and Construction teams.
Present business plans and financial models to leadership for decision-making.
Work with Investment and Operations teams to identify disposition candidates and hold strategies.
Education & Experience:
Bachelor’s degree required; MBA in Finance, Real Estate, or related field preferred.
7+ years of experience in asset management, acquisition underwriting, or property management, preferably in multifamily real estate.
Technical & Analytical Skills:
Strong financial acumen with expertise in valuation, financial modeling, and real estate investment analysis.
Proficiency in Excel and financial modeling software.
Understanding of property operations, capital planning, and real estate market dynamics.
Soft Skills & Leadership:
Strategic thinker with a hands-on approach to asset management.
Strong communication and presentation skills, with the ability to engage internal and external stakeholders.
Ability to manage projects, prioritize tasks, and drive results in a fast-paced environment.
Experience managing external consultants and vendors.
