The Role
The Senior Maintenance Manager is responsible for the management of the maintenance and preventive maintenance efforts for one or more assigned communities including the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, major appliances and amenities. This position ensures efforts meet AVB’s operational standards and any applicable laws and regulations. At podded communities, the Senior Maintenance Manager works with on-site supervisor to increase proficiency/performance of community and maintains oversight of the property’s Maintenance operations.
Minimum Qualifications:
Education:
- High School Diploma or equivalent (GED).
Certification or Licensures:
- Valid driver’s license and automobile insurance, where applicable.
- Environmental Protection Agency (EPA) Type I, II Certification, where applicable.
- Certified Pool Operator (CPO) certification, where applicable.
Experience:
- 3-5 years of apartment maintenance experience or related field required.
- 3-5 years of supervisory experience preferred.
- 3-5 years of High Rise/Facility and Plant Operations experience or related field required.
Knowledge, Skills and Abilities:
- Ability to read and write English as demonstrated by clear and concise written and verbal communications. Demonstrated ability to create and deliver group presentations on property related subject matter and to write reports in a clear, concise form.
- Ability to communicate with our associates, residents and vendors in order to maintain AVB’s customer service standards.
- Ability to supervise and develop new associates and provide feedback and coaching resulting in improved performance as demonstrated by work experience.
- Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies, ability to frequently handle and properly dispose of these products.
- Possesses knowledge of Personal Protective Equipment (PPE) and ability to use properly.
- Demonstrates strong knowledge of High Rise/Central Systems HVAC, Building Automation and controls (BMS), Energy efficiency programing and sustainability, general understanding of local Regulations and carbon emissions reductions (BERDO/Boston required carbon reduction programs) electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), fitness equipment, waste management systems. Ability to understand basic knowledge of boilers, chillers, chilling towers, sprinklers and steam systems.
- Demonstrates complete understanding of emergency systems, shutoffs, locations and sequence of operations.
- Ability to perform calculations involving basic math (e.g., adding, subtracting, multiplying, and dividing, working with fractions, decimals, and percentages) with the use of a calculator.
- Ability to occasionally operate general office equipment such as, but not limited to, personal computer, tablet, telephone, photocopying machine, and to program fobs or other electronic devices.
- Ability to operate computer systems such as, but not limited to, Lotus Notes, MRI, Ops, Kronos, KeyTrak, Level 1, Avalon Access, Microsoft Office applications such as word processing, spreadsheets and email.
- Ability to report on time regularly and consistently, work assigned schedule and accurately document/verify time worked.
- Ability to supervise and develop new associates and provide feedback and coaching resulting in improved performance as demonstrated by work experience.
Physical Demands:
- Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in confined spaces or at heights in excess of 8 – 9 feet.
- Ability to frequently stand, walk, stoop, kneel, crouch or crawl, and climb (stairs, ladders, etc.).
- Ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, (e.g., hammers, shovels, screwdrivers, box-end or adjustable wrenches, pliers), power tools (e.g., hand drill, power drill, grinder, sander) pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
- Ability to operate motorized vehicles such as, but not limited to, a golfcart, car, truck, or van where applicable.
Working Environment:
- Ability to be on-call as required by work schedule.
- Ability to respond within 1 hour from the time the on-call has dispatched.
