The Role
The Maintenance Coordinator II supports Maintenance teams and Directors within a specified region or portfolio of communities by providing a wide range of administrative, compliance, and regulatory support. This includes providing reporting, assisting in maintenance business processes, information collection and record keeping within the designated region or portfolio of communities. The responsibilities also involve actively contributing to the creation of contracts, including the statement of work, and providing budgetary support through the monitoring and reporting of budget discrepancies. Additionally, the role is responsible for the processing of invoices and, when necessary, reclassifications.
Minimum Qualifications:
Education:
· High School diploma or equivalent (GED) required.
· Bachelor’s degree preferred.
Certification or Licensures:
· None required.
Experience:
· 1 - 2 years of multi-family or related (retail, commercial, or hospitality) property management experience preferred.
· 2-3 years administrative experience.
Knowledge, Skills and Abilities:
· Strong communication, organization skills and the ability to multi-task.
· Ability to prioritize duties accordingly.
· Listens and quickly develops rapport with residents and associates and successfully solves problems.
· Completes repetitive administrative tasks with high attention to detail and limited mistakes.
· Manages multiple on-going tasks and schedules and adheres to and enforces required deadlines.
· Reads and writes English as demonstrated by clear and concise written and verbal communications.
· Creates and delivers group presentations on function-related subject matter and writes reports in a clear, concise form.
· Performs basic arithmetic skills (measurement, addition, subtraction, multiplication, and division) to do basic calculations and analyses such as estimating, determining averages and percentages, and calculating totals.
· Ability to monitor and adhere to applicable AVB policies and Procedures and ensures compliance as needed with federal, state, and local laws, specifically Fair Housing regulations.
· Performs basic Microsoft Office applications such as word processing, spreadsheets, and presentations.
· Frequently operates general office equipment such as, but not limited to, personal computers, telephone, photocopying machine, facsimile machine, and postage machine.
· Frequently transports objects of up to 25 pounds across variable distances and possesses the necessary mobility and flexibility to store and retrieve packages from shelving.
· Exhibits ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.).

· Satisfactory completion of AVB’s new hire orientation within 30 days of employment or the first training session offered after employment.
