The Role

AvalonBay Communities is seeking a Senior Manager of Asset Management to join our team supporting a portfolio of 68 communities and over 23,000 apartment homes across the Mid-Atlantic and Southeast. This highly visible role provides analytical, research, and leadership support to optimize portfolio performance, identify value-creation opportunities, and mitigate risk.

You will collaborate with leaders across Investments, Development, Construction, Operations, Engineering, ESG, Risk Management, Legal, Mixed-Use, Data Analytics, Finance, Procurement, and Affordable Housing to drive strategic asset management initiatives that enhance long-term asset value.

What You’ll Do

  • Financial Analysis & Strategy

    • Lead financial analyses at the asset and portfolio level, including discounted cash flow, IRR, equity multiple, and FFO yield modeling

    • Develop and maintain 10-year cash flow models, codifying sell/hold strategies, risk assessments, and value-creation opportunities

    • Conduct Asset Strategy Reviews (ASRs), leading SWOT discussions with business partners

  • Performance Monitoring & Capital Planning

    • Track property and portfolio KPIs, identifying areas to improve performance

    • Partner with internal teams on major capital projects and develop annual and 10-year capital plans

    • Evaluate and recommend strategies to increase NOI, maximize cash flow, and enhance long-term value

  • Data & Market Insights

    • Leverage Power BI and market research to uncover trends and predictive insights

    • Analyze competitive markets, demographics, job growth, and supply/demand dynamics to inform strategy

    • Perform property valuations

  • Collaboration & Reporting

    • Prepare presentations and portfolio reviews for senior leadership

    • Ensure compliance with lender obligations, entitlements, zoning, and affordable housing agreements

    • Partner with joint-venture partners to align on milestones, interests, and asset performance

  • Process Leadership

    • Support and enhance annual CapEx budgeting, ASR scheduling, and other key processes

    • Promote best practices in asset management, financial analysis, and reporting

What We’re Looking For

  • Education: BA/BS required; MBA in Finance, Real Estate, or related field preferred

  • Experience: 5–7 years in asset management, investments, or property management within real estate, preferably multifamily

  • Skills & Attributes:

    • Strong financial and analytical acumen with expertise in valuation and modeling

    • Proven ability to identify value-creation opportunities and mitigate risk

    • Strategic thinker with hands-on execution and the ability to navigate ambiguity

    • Excellent communication skills with experience influencing senior stakeholders

    • Strong collaboration skills across cross-functional teams

    • Proficiency in MS Excel, PowerPoint, and Word; familiarity with SQL, R, VBA, and Power BI/Tableau a plus
