The Role
The Director, Build-to-Rent (BTR) will lead AvalonBay’s investment in single-family build-to-rent developments across various markets. Reporting to the SVP of Structured Investments, this individual will be responsible for sourcing, structuring, and managing new BTR development deals through AvalonBay’s Developer Funding Program (DFP). The role involves working closely with external development partners, internal teams, and key stakeholders to drive successful investments.
Key Responsibilities:
Investment Sourcing & Deal Structuring:
• Identify new BTR investment opportunities with target markets
• Develop strong external network of brokers and qualified potential development partners
• Negotiate legal agreements and oversee venture formation, working with attorneys, consultants, and general contractors.
Project & Relationship Management:
• Maintain executive-level relationships with capital market brokers, investment sales professionals, and development partners.
• Collaborate with internal teams, including Legal, Design, Residential Services, and Construction, to ensure investment success.
• Assess project feasibility by analyzing market conditions, entitlement likelihood, financial projections, and environmental factors.
• Oversee preparation of investment packages for the Management Investment Committee (MIC), integrating market research, financial modeling, and risk assessments.
Leadership & Collaboration:
• Lead cross-functional Asset Teams, coordinating with various business units to ensure project success.
• Serve as an internal thought leader on BTR investments, sharing insights and strategies with leadership.
Education & Experience:
• Bachelor's degree required; MBA, Master’s in Real Estate Development, or a related field preferred.
• 7+ years of experience in real estate investments or development.
• 2-3 years of direct experience in Build-to-Rent (BTR) or homebuilding projects.
Skills & Competencies:
• Strong deal structuring, negotiation, and contract management experience.
• Deep understanding of real estate entitlements, financial modeling, and feasibility analysis.
• Proven ability to build and manage relationships with development partners, brokers, and internal teams.
• Exceptional written and verbal communication skills to present investment recommendations.
