The Role

JOB SUMMARY:

Based in Arlington, VA, this Manager of Asset Management position is primarily responsible for developing, enhancing and maintaining cash flow models for the entire portfolio of 300 communities and 91,399 homes. The successful candidate will have a high level of interest in growing their professional skills in investment modeling for real estate investment portfolio management and a desire to be an analytical resource supporting executive decision making for portfolio allocation.

Essential Job Functions:

  • Enhance and maintain 10-year cash flow models for development of asset level business plans and a roll up of projected portfolio performance.  Work cross-functionally with the company’s Market Research, Investments and Finance groups.    

  • Research market indicators, analyze and prepare insights for the annual business planning process and mid-year reforecast.    

  • Prepare internal materials for asset value estimates, annual capital plans and forecasts, and capital investment return performance.    

  • Prepare, coordinate, and ensure timely completion of any portfolio-level analytics for periodic portfolio reviews and other enterprise-level analysis/initiatives.    

  • Collaborate to identify key performance indicators (KPI) for portfolio performance.    

  • Model scenarios to understand portfolio performance versus submarket using KPIs and/or other metrics.    

  • Perform bespoke investment return analysis for the Asset Management group, contributing as a thought leader among the group.    

  • Prepare other detailed financial analysis of real estate assets including but not limited to the following: discounted cash flow analysis, time-weighted returns, IRRs, equity multiples, FFO yields and other various financial and performance measurement metrics.    

Minimum Qualifications:  

Education:
•    BA/BS degree in. finance, real estate, economics or a related field
•    MBA in Finance, Real Estate or related field preferred.


Experience:
•    3-7 years of experience in asset management, acquisitions, investments or finance within real estate, preferably with multifamily real estate.

Knowledge, Skills and Abilities:
•    Excellent oral and written communication skills are essential.
•    Self-starter, takes initiative, and resourceful.
•    Fundamental understanding of value and creating value.
•    Knowledge of real estate property management operations and financial reporting.
•    Knowledge of entitlement and forward planning to assess value creation opportunities.
•    Communication skills—verbal and written—and presentation skills.
•    Prioritization and organization skills with a strong ability to multi-task.
•    Ability to develop financial analysis and possess strong analytical and financial acumen.
•    Advanced knowledge of Microsoft Excel.
•    Ability to demonstrate good business judgment and decision-making.
